What is an EICR?
An EICR is a detailed inspection of the fixed electrical installation within a property. It checks wiring, circuits, sockets, consumer units, and protective devices to ensure they are safe and compliant with current electrical standards.
Any issues found are categorised by risk, and a written report is provided on completion.

Danger Present
Immediate risk. Urgent action required.
C2
Potentially Dangerous
Not immediately dangerous but must be fixed as soon as possible.
C3
Improvement Recommended
Not unsafe, but upgrading would improve safety.
FI
Further Investigation
Further checks needed before a full assessment can be completed.
If your report contains C1 or C2 items, the installation will be classed as unsatisfactory
How Often Do You Need an EICR?
Rental Properties (Landlords)
Up to every 5 years or at the start of a new tenancy, as required by law in England & Wales.
Homeowners
Up to every 10 years, or when buying or selling a property.
Commercial Properties
Typically up to every 5 years, depending on the type of premises or usage
HMO Properties
Typically up to every 5 years, or more frequently if required by local authority licence conditions.
Change of Use or Major Electrical Work
An EICR is recommended after significant alterations or additions to the electrical installation.
Insurance or Safety Compliance
May be required by insurers, letting agents, or health & safety policies.

Commercial property is dependent on amounts of circuits and accessibility.
Will the power be turned off during the inspection?
Yes, some circuits will need to be briefly isolated to carry out safety testing.
Is an EICR a pass or fail?
An EICR is not a simple pass / fail test. Any issues are categorised by risk and clearly explained in the report.
